Holly Cottage Tariffs and Booking Terms

Dogs:  £15 fee per dog per cottage for dogs staying with guests in cottages

Tariffs include central heating and electricity, bed linen but not towels.

There is no winter fuel charge or booking fee.

Recycling deposit

A recycling deposit of £20 is required within the £100 pre-authorisation request and covers the cost of separating recycling from household waste. Recycling bins are provided for cardboard & paper, plastic & tins and glass. Changes to council collection methods means that household waste must be reduced to a minimum with all recyclable materials removed. No claim against the pre-authorisation is made as long as no recyclable materials have been placed in household waste bags. The £20 charge is claimed against the pre-authorisation if we need to separate recycling from household waste after departure,


Security deposit

A security deposit of £80 is required within the £100 pre-authorisation request and covers the cost of any damage or breakages in or to the accommodation, along with any additional costs that may result which are caused by you or any member of your party. No claim against the pre-authorisation is made as long as you or your party has not caused any damage or loss, the cottage has been left in a reasonably clean and tidy condition. All crockery, cutlery, pans, etc must be washed and put away. Any cost for damage, breakage, extra cleaning or washing up will be claimed against the pre-authorisation up to the full charge of £100.


The £100 Recycling and Security Deposit is a pre-authorisation request only and no charge if made to your card unless there is a problem.


Booking periods

Cottages are let on a weekly basis all year round and short breaks are available in mid and low seasons. We may be able to offer short breaks during high seasons. Please refer to the online booking page for details.


Low to Mid Season

  • 7 night breaks from Friday to Friday but flexible start dates may be possible

  • 2 to 6 day short breaks may be available

High Season

  • week breaks from Friday to Friday

  • short breaks may be available

WIFI Internet and Mobile phone coverage

Wifi is available at the cottage and is provided by our neighbours at number 8 as the cottage does not have its own phone line. The WiFi service is acceptable but can't always be guaranteed as we are dependent on management by the neighbours. A BT Hot Spot from the same source is also available at the property.

  • WIFI Internet, short period use at The Forest B&B is free of charge

  • WIFI Internet, for up to 5 devices £2 per night for all nights booked  (please request at time of booking)

  • Vodafone, T-Mobile and Virgin and O2 is fair

  • 3 and Orange coverage is accessible from main road.

Wood for wood burning stoves

  • Baskets of fire wood are available to purchase at £5 per basket

Extra beds (1 cot or child's bed may be added)

  • Baby under 2:   cot - No charge, linen not provided

  • Child under 16:  fold out bed with linen - £25 per stay for up to 7 nights


  • Bathroom towels can provided at a charge of £5 per set (bath and hand)


• Except with the prior written consent of us, the occupancy should not exceed the number stated on the booking form. We reserve the right to terminate the letting forthwith in the event of breach of this condition.
• The cottage may not be used as a venue for an event (party, family gathering) if the number attending exceed the maximum capacity (bed spaces) for the cottage

Non-Smoking Policy

To comply with UK law, smoking is not allowed in the cottage.

Kennelling at The Forest per night per dog

  • Free of charge by prior booking

  • £5 per night for heat lamps on cold nights if required

Dogs must have been wormed and treated for fleas within 3 weeks of arrival and be up to date with vaccinations. Proof of this (eg certificates, dated receipts)may be requested on arrival. Most veterinary practices will administer flea products and wormers at cost price.

Please note that all pets remain the responsibility of their owners at all times. Liability is not assumed in any way whatsoever by the proprietors.

Booking Terms

An agreement incorporating these terms and conditions is formed when you make a booking by telephone, post or email. Full address details and a contact number must be provided at the time of booking.


• A deposit of 50% must be paid to confirm a booking.
• The balance of the cost of the holiday is due 6 weeks before you arrive.
• The security deposit of £100 per cottage is required to be paid at the time of the balance payment.
• A post dated cheque for the balance can be sent with the deposit to be cashed at the appropriate time.
• Cheques payable to Forest Cottages
• We will not send you confirmation that your payments have been received unless you request this specifically.
• If payments are not received when due we reserve the right to re-let your week without informing you.

Credit and Debit Cards

We can accept the following debit and credit cards for payments: MasterCard, Maestro, Visa, Electron, Solo, JCB subject to the following charges on all payments including the security deposit:

• Debit Cards: No charge
• Credit cards: 2% transaction fee
• International debit cards: 2% transaction fee

Cancellation and insurance

• Once you have made a booking, you have entered into a legal contract, even if you have not paid a deposit.
• The deposit is non-returnable
• If you cannot take your booking for whatever reason you should inform us immediately.
• If you cannot take your booking we will try to re-let the cottage but if the cottage cannot be re-let you will be liable to pay the full cost of your booking, eve n if you cancel before paying the balance.
• If we succeed in re-letting the cottage, which may be for a lower value than your booking, we will refund the balance paid up to the value of the re-let price minus a £30 administration fee
• Since you might be liable for the full cost of your booking if you cancel, we strongly recommend that you take out cancellation insurance for your holiday.


• Your cottage will be ready for you from 3pm on the day of your arrival unless otherwise agreed in advance.
• Please let us know if you will be arriving after 6pm.


• We have an allocated space for 1 vehicle at the cottage but additional parking may be possible on the hard standing in front of the cottage or on the main road a short walk away.

Key arrangements

• One key to the front door of each cottage is provided on arrival.
• The key for the cottage will be left in a hidden location which we will advise you of. On departure please lock the cottage and post the key through the letter box.

Biological products

• We do not have mains drainage so please do not use biological washing products.


• Please vacate your cottage by 10am on the morning of your departure.
• The gap between departure and arrival times enables us to thoroughly clean the cottage however we do expect our cottages to be left in a clean and tidy condition (ie plates / cutlery put away, fridge emptied and cleaned, worktops wiped down, floors swept, rubbish and recycling bagged and put out.

Dogs in cottages

Please refer to the page on pets for details of our terms concerning dogs staying in cottages. Dogs must have been treated for fleas an worms with a veterinary quality product within 3 weeks of the holiday start date and be up to date with vaccinations. Dogs must not be allowed to go upstairs or be left unattended at any time. Please keep dogs on leads in the area surrounding the cottage.

 Damage and breakages

• You are responsible for paying to remedy any breakages or damage you cause to the cottage and its contents. Please report these as soon as possible and before you leave. Any cost for damage, breakage or cleaning will be deducted from the security deposit prior to its return. For any cost in excess of  the value of the security deposit we send you an invoice which will include an administration charge.
• Occasional damage and breakage is unavoidable and for this reason we do not normally charge for minor breakages (e.g. glassware, crockery) provided these are reported before you leave (there is no need to report minor breakages immediately). Replacement with similar items is appreciated.


• Should you find any faults or problems with the cottage or have any complaints during your stay please advise us of these immediately (rather than at the end of your stay) so that any appropriate action can be taken.

Unavailability of cottage

• We will cancel your holiday only if the cottage is unavailable for reasons beyond our reasonable control or (because this is a family-run business) in extenuating family circumstances.
• We will attempt to offer you alternative accommodation either with ourselves or other accommodation providers in the area. If this is either not possible or is unacceptable to you then we will refund to you all monies paid for your booking. Our liability to you will not extend beyond this refund.
• We reserve the right to cancel your holiday at any time if we discover that you have not disclosed information which materially affects the holiday. This includes increasing the number of people staying in a cottage during the day or overnight or bringing pets which we had not explicitly agreed to accept at the time of booking.


• We make every effort to ensure that the information and cottage descriptions contained on our website and accompanying leaflets are accurate but we reserve the right to make changes and we accept no liability for minor inaccuracies.


• Our liability for damage, loss or injury including loss or damage to vehicles and their contents and to the personal possessions you bring with you is excluded as far as permitted by law.

• All play equipment must be supervised by an adult at all times and is used at own risk. The proprietors accept no responsibility or liability for any injury or loss resulting from the use of the play equipment.

• All guest pets remain the responsibility of their owners at all times. Liability is not assumed in any way whatsoever by the proprietors for pets belonging to guests.

Your stay

• We reserve a right of access to the cottage at any time during your booking.
• For insurance reasons bookings are not interchangeable. For the same reason the property should not be sub let nor should the number of persons in occupation exceed the sleeping accommodation provided.

Games Room at The Forest

• The games room is open from 10am to 9pm.
• It is not possible to provide heating for the games room.
• Please do not feed any animals unless authorised by us.

Tennis Court and Children's play area at The Forest

• The tennis court may be used subject to availability

• The children's play area may be used at any time provided an adult remains with the children at all times.
